Programming (Deciding what to include in your facility)

One or more of our well trained Architects will work closely with you to gain a thorough understanding of the requirements for your project...how many rooms, how will these rooms be used, what size is wanted, do you have a budget or do you need assistance in setting a realistic budget....testing the fit between your needs, wants and budget.

Schematic Design (Rough Sketches)

During the schematic design phase, you will see your Program expressed through a series of rough sketches.  These sketches will show a general arrangement of rooms, what the exterior may look like and how your facility may sit on the site. On some projects, computer generated models are created to help visualize the project. Once a general layout has been established, we will prepare a preliminary cost estimate for your review and approval.

Design Development (Refining the Design)

More detailed drawings will be developed to illustrate other aspects of the design. Floor plans will show all the rooms in their correct size and shape.  Exterior building elevations and sections will show in more detail the materials being used and how the building is going to be constructed. A site plan will be developed to indicate circulation, parking and landscaped areas.  Basic Mechanical and Electrical plans will indicate general locations for such items as air conditioning equipment, plumbing fixtures, electrical outlets and phone/data outlets.

Construction Document (Blueprints and specifications)

The detailed requirements for your project will be defined to a point where Contractors can provide you with a firm Bid Price and construct your facility to exact specifications. Construction Documents, commonly referred to as blueprints, along with a specification book will be prepared to clearly define all aspects of your specific project.

Bidding and Negotiations (Selecting your Contractor)

Architectural Alliance Inc. will issue the construction documents to various contractors for bids. You, the building owner, will select the contractor who will ultimately construct your facility. Under some circumstances, it may be to your advantage to negotiate a contract with a Contractor.  Other times, it makes more sense to seek Competitive Bids from several Contractors. Architectural Alliance Inc. will assist you in determining the most appropriate method of procurement, and provide the guidance and information necessary to carry out this exercise in a timely and professional manner.

Construction Administration (Building your Facility)

While the Contractor is responsible for physically building the facility, we make sure that the project is constructed according to the Construction Documents. An Architect will make periodic site visits to keep you abreast of the project status.  In addition, we will review the Contractor’s monthly pay requests and certify the amount due. Upon completion of the project, we will conduct inspections to determine if and when the project is “Substantially Complete.”  A Punch List will be prepared detailing the items which are considered incomplete, or not meeting specifications.  Also, we will receive from the Contractor and forward to you all legal documents for closing out the project.
